Why stay near Culloden rather than in Inverness city centre?
Because most of what visitors drive to sits east and south of the city, not in it. Staying on the Culloden side removes the daily crawl out through Inverness traffic and gives you free parking at the door, which the centre rarely does.
The city centre is genuinely the right choice for some trips. If you want to walk to dinner, use the train, and never get in a car, stay by the river.
For a historic Highlands trip it is usually the wrong side of the city. Culloden, Fort George, Cawdor Castle and the Moray coast are all east. Starting each morning already on the A96 saves twenty minutes twice a day.
Parking is the other half of it. City-centre parking near Inverness is tight and often paid. Free parking behind a gate, with the car still there in the morning, is worth more on a driving holiday than a postcode.

Culloden Battlefield is about 5km, Inverness Castle and the city centre about 5km, Fort George roughly 14km and Cawdor Castle about 16km. Loch Ness is 25 to 35 minutes, Nairn 20 to 25, and the Cairngorms 45 to 60.
That cluster is unusually tight for the Highlands. Culloden, Fort George and Cawdor can be done across two unhurried days without ever driving more than about twenty minutes.
Loch Ness is the outlier and needs a proper half-day, mostly because the road along it is slow in summer rather than because the distance is large.

Worth being straight about it. The convenience that makes this a good base for driving between historic sites comes from sitting on a main road, and that is audible. Guest reviews mention it, and pretending otherwise would just produce disappointed arrivals.
If your priority is a silent rural cottage with a view and no traffic, look further out. If your priority is being ten minutes from the things you came to see, this works.
