That is a lot of people competing for beds on the east side of Inverness, and the visitors on placements, secondments and training weeks are the ones with the least local knowledge.

What Is Inverness Campus, and Who Actually Needs to Stay Near It?
Inverness Campus is a life sciences and technology site on the east edge of Inverness, next to Raigmore Hospital, developed and run by Highlands and Islands Enterprise since it opened in 2015. The working visitors who stay nearby are mostly visiting academics, research placements, clinical trainees, training cohorts and contractors, booking for weeks rather than single nights.
The Campus is home to UHI Inverness, Scotland's Rural College, NHS Highland and HIE itself alongside private companies, with parkland and lochans between the buildings. A pedestrian and cycle bridge over the A9 links it to Raigmore Hospital, LifeScan Scotland and UHI House. The postcode for everything on site is IV2 5NA.
Two things follow from that. First, the Campus and the hospital work as one employment zone, so anyone splitting time between the two should base themselves on that side of the city. Second, the people staying nearby are a specific crowd.

Which Areas of Inverness Are Practical for a Working Week Near the Campus?
Three areas work: Inshes and Beechwood for walking distance, the A96 corridor around Milton of Culloden for a short drive with parking and airport access, and the city centre if you are car-free and want evenings out. Each one trades commute time against evening quality.
The mistake most first-time visitors make is booking central Inverness because it is the name they know. The centre is roughly a 25-minute walk from the Campus, parking there is paid and scarce, and the morning bus is fine until it is not. Unless you specifically want the river and the restaurants, the east side is the better call.
Inshes, Beechwood and Milton of Leys
Nearest to the Campus by a long way. Inshes sits across the roundabout beside the big Tesco and Police Scotland's Highland headquarters, and Beechwood Business Park is on the other side of the A9, joined by the footbridge. The Premier Inn at Inverness East is here, which makes it the default hotel for a few nights. Milton of Leys is a large modern housing estate just to the south, where short-term lets appear now and then. Expect estate living: quiet, no shops of note, and a car helps.
The A96 corridor and Milton of Culloden
East of the Raigmore interchange, the A96 runs out towards the airport and Nairn, and the villages along it hold most of the self-catering stock on this side of the city. Milton of Culloden is about a 10-minute drive from the Campus and roughly 15 from Inverness Airport, which suits anyone flying in on a Sunday night with a hire car. The same corridor puts you about 10 minutes from Raigmore, so accommodation near Raigmore Hospital and accommodation near the Campus are, in practice, the same search.
Road and railway noise is part of the deal on the A96. Anyone sensitive to it should ask before booking.
City centre
Best for people without a car. Stagecoach services 2, 3 and 6/6A/6C run from Queensgate and Union Street to the Campus, every stop on site has a real-time display, and the walk is doable in dry weather, as set out on the Campus's how to get here page. Hotels here often charge for parking or have none, which is the main reason drivers end up east.

What Types of Accommodation Are Available Near Inverness Campus?
Four types exist: on-campus student residences outside term, business-park hotels, city hotels and B&Bs, and self-catering short-term lets along the A96. For anything over a week, self-catering with a desk, a kitchen and a washing machine beats a hotel room on both cost and sanity.
On-campus student residences
UHI Inverness has 300 en-suite rooms on the Campus with shared kitchens and living areas, on-site laundry and an accommodation team based on site around the clock, according to UHI Inverness's accommodation page. During term they are for students. Between academic years, rooms have appeared on third-party booking sites as adults-only lets with a small double bed, a desk and a shared kitchen, so if your placement falls in summer and you are fine with halls, it is worth checking. Outside summer, do not count on it.
Hotels
The Premier Inn at Beechwood is the obvious pick for a few nights: business-park setting, on-site restaurant and a five-minute walk across the footbridge to the hospital side. Check parking, breakfast and check-in terms on the hotel's own confirmation rather than a third-party listing. City centre hotels add choice and evening options, but you are back to the commute and parking question.
Hotels do short stays well. Over three or four weeks they stop working. Laundry gets priced per item, every meal is a purchase, and the desk is the end of the bed. The full comparison of self-catering versus a hotel in Inverness comes down to length of stay more than anything else.
Self-catering and short-term lets
Since 1 October 2023 every short-term let in Scotland has needed a licence from its council, so a licence number on the listing is the first thing to look for. After that, the features that matter for a working stay are boring and decisive:

Bus, bike or foot. Stagecoach 2, 3 and 6/6A/6C serve the Campus from the city centre, Hi-Bike e-bike stations sit beside the lochans and at the railway station, and the A9 footbridge links Raigmore and Beechwood on foot. Without a car, stay central or in Inshes.
The Campus was designed for foot and cycle access, and it shows. Bridges cross the railway to the east towards the retail park, and the footbridge over the A9 takes you from the hospital side in five minutes. Hi-Bike stations include the centre of the Campus beside the lochans, Falcon Square by the railway station, Great Glen House, Culloden Library and Hilton Community Centre, with pay-per-ride and membership options.
Taxis work too. The rank is outside the railway station's front doors, and drivers know "the Campus" or "UHI" better than any building number.
And here is the honest bit. The A96 corridor, including Milton of Culloden, is a driving location. Public transport in the immediate area is limited, and if you are arriving without a car and expecting to walk, it is the wrong choice. If you are driving, free gated parking outweighs a central address you would have to park away from anyway. What Does a Working Stay Near Inverness Campus Actually Cost?
A single-night rate tells you very little. Compare the total for the whole stay including cleaning fees, deposits, parking, meals and laundry, and ask for a block quote on anything over two weeks. Self-catering usually wins from about 10 nights onward.
Nightly rates around Inverness move with the tourist season from May to October, because a working visitor in July competes with NC500 traffic for the same beds. The cheapest months to stay in Inverness are the quiet ones, and a November placement is cheaper than a June one for that reason alone.
To compare options fairly, work through the same list for each:
- Multiply the nightly rate by the number of nights, using the actual dates.

Getting an institution or employer to pay
Universities, health boards and research bodies rarely allow a personal card and a screenshot. An invoice with a PO reference on it is often the difference between approval and refusal. Lead times near Inverness are driven by tourism, not by the Campus calendar.
